Town Center Development Project, Chotobon Gram, Rajshahi, Bangladesh

According to Rajshahi Master Plan, our study area Choto-Bongram is the town centre of Rajshahi and is proposed to be designed as a well central business district. The study area has several banks, markets, shops, offices, and restaurants and services like water supply, sewerage, gas, and electricity.  However, due to the rapid growth of urbanization, the city is planned unexpectedly. As a result, urban dwellers faced pollution like water, air, and sound pollution. The drainage system is indigent. Our objective was to develop a compact, efficient town Centre, to ensure that residential and non-residential uses are compatible and complementary to each other and ensure sustainable economic growth. For achieving this goal, we try to provide frequent and alternative routes both within the CBD and the surrounding community and enhance the residence' safety, accessibility, and productive capacity.

 

 

 

 

 

 

 

 

 

 

 

 

 

In the town sense of the town and country planning, zoning mainly means allocating land for specific purposes. Zoning is the regulation of the use of the land, the use, area, and height of the buildings and population density. To mitigate the waste of the community's health, time, and money, the study area has been zoned by both land-use zoning and height zoning. The main focus was on land-use zoning during the preparation of the design. The whole town centre was zoned into six parts, considering the land use of the zones. They are
    1.    Commercial Core 
    2.    Residential Interface 
    3.    Civic Zone 
    4.    Education Centre 
    5.    Mixed-use
    6.    Light Industrial Zone.
